Lyon Financial will look at your overall credit health, including your credit score and debt-to-income (DTI) ratio. Ideally, they like to see a DTI of 50 percent or less. Lyon also looks for any recent negative marks, such as bankruptcies or tax liens.

Lyon is able to offer financing solutions for most applicants with a credit score of 640 and above. There is a minimum credit score of 640 required; however, it is not entirely credit score driven. The underwriter will review your entire credit profile, past payment performance, and experience with large secured and unsecured loans. All loan decisions are at the discretion of Lyon’s lending partners.

Most fundings involve paying the pool builder (Ivy Creek) directly in stages, according to the progress of the project. This ensures that the contractor is receiving the appropriate payments in the appropriate increments. In most cases, before each stage’s payment is released, Lyon Financial will ask that you complete a brief electronic form to verify that the scope of work for that stage has been completed.

There are no prepayment penalties so you can pay the loan off early and not be charged any additional interest. There are no additional builder fees charged either.
